85% of Texas homeowners who appealed their property taxes in 2019 were successful. The average reduction in property taxes was about $500, yet only 10% of home owners appeal, according to Texas Comptroller Glenn Hegar .

The Texas Comptroller compiles an annual “Operations Survey” for the 253 Texas appraisal districts. Texas property owners filed 2,001,681 property tax protests in 2019, the latest year for which data is available. (2020 Operation Survey data will be available in Fall 2021.) About half of the protests were by home owners (1,132,653 protests for houses) .

Only about 10% of home owners appeal but 85% of home owners who appealed and a hearing were successful. Why do so few home owners appeal when 85% of appeals are successful? Excellent question, and there is no simple answer. The top reasons home owners have given for not appealing include:

  1. Did not know I could appeal,
  2. Meant to appeal but forgot,
  3. Did not know how to appeal, and
  4. Did not think there was any chance of reducing property taxes.
The Texas property tax appeal deadline is normally the later of: 1) May 15th or 2) 30 days after the appraisal district sends a value notice. The appeal deadline for 2021 is May 17th since May 15 is a Saturday.
